The Registered Professional Land Surveyor can, by use of your legal description and current surveying practices, determine and mark the boundaries of your property as set out in your deed. When contacting a surveyor to survey your property it is very helpful to have your deed or legal description of the property. The Registered Professional Land Surveyor is qualified to locate any visible natural or artificial features on your property; survey and prepare legal descriptions to assist in the sale or conveyance part of your property to others; survey and mark corners for boundary fences; determine the area or acreage of your property, prepare a plat (a map or plan) and certify to the accuracy of the plat by affixing his signature and seal of registration. A survey should be obtained before puchasing real estate. Relying on past surveys of the property may not indicate subtle changes in fence locations, forgotten changes to the property or actions by the neighbors that might affect property line locations. In addition the survey is not certified to you and therefore the surveyor has no responsibilty to you to defend the survey should a conflict arise.
